Seriously though, gear oil should out stink mildew. Between solvents, smoke, etc. I don't think I'd notice a mildew smell in my shop.

You can't eliminate spores, so don't even try. Remove the moisture and growth will stop. Clean surfaces with your favorite cleaner. That's all you can do. Don't get crazy with it...
